One of the reasons people love Lake Wallenpaupack is the ability to dock your boat at not one, but two waterfront restaurants for a delicious lunch or dinner...and then head on back to the dock to resume your water play.

My very favorite item on the menu is the Portabella Sandwich. It is hands down, the best sandwich I have ever had - the melted swiss cheese, the balsamic dressing...the fresh, lightly toasted Kaiser roll...it's a sandwich fit for a king.

No Photos with Listings?

digital cameraIn this day and age, it seems impossible that REALTORS put listings on the MLS or on their websites with few photos beyond the obligatory "Main Photo."

To me, pictures are really very subjective. You are at the mercy of the skills of the photographer! A great photographer will highlight a room's positive points while not calling attention to any negatives. A wide angle lens may make a room look its actual size, or it may distort it and make it look huge. On the other hand, a lousy photographer will take lousy pictures, and make a cute house look dark and unwelcoming.

Listing pictures should only be used as a basic guide - not a deal killer. Great houses are passed up because of the photographs - either bad ones, or the complete lack of them. (I admit to skipping on sending listings to my clients when there are 100 to choose from and I need to cull the list. The first ones to be cut are the ones without decent pictures.)

Some consumers may be tempted to think that the home that lacks interior photos either has a lousy interior, or that the agent is lazy. Sometimes, one of those interpretations may be the case, but other times, it could just simply be the seller's preference. Some sellers are afraid that putting their pictures up on the internet will rob them of their privacy and perhaps have their home targeted by thieves.

There are two schools of thought here: the seller wants to protect his privacy, but the consumer doesn't want to waste time on a home that they may not like once they see the interior (or they will find the perfect home as soon as they "see" it...).

Unfortunately, when a home is competing with over 2000 other homes in the same market, like here in the Lake Wallenpaupack, Pike County, and Wayne County PA area... it is a distinct disadvantage to not have multiple photos - or at least photos showing the all important kitchen, living room, and at least one bedroom. If a seller is worried about their personal belongings, perhaps they should consider putting their valuables in storage while their home is on the market. Interior photos are not the only things that tip off would be thieves...

It really behooves everyone involved to maintain an open mind, as well.

Don't pass up on that great Lake Wallenpaupack lakefront or lake rights property because the living room looks dark..it could be that the agent didn't think to open the blinds, or the photo is just underexposed.

Don't assume that a house is ugly on the interior if there are no interior photos. If the home looks promising on the outside, contact an agent (like me) and ask some questions. If I don't have the answers, I'll get them!

Indian Rocks on Lake Wallenpaupack

This is the third in a series of articles highlighting homeowner communities in Pike and Wayne County in northeastern PA (Poconos). Previously, I wrote about The Hideout in Lake Ariel (Wayne County) and Fawn Lake Forest, in Pike County.

Indian Rocks: Wayne County PA, Lake Wallenpaupack Community

Today I had the privilege of viewing a beautiful - stunningly beautiful - log home in Indian Rocks (Ledgedale, PA) while part of the Weichert Paupack Group caravan expedition. This was not the first time I've been in Indian Rocks, but it was the first time I got to look around more while someone else drove!

If you are looking for a nice affordable Lake Wallenpaupack community, Indian Rocks is your place. It is not gigantic, it is not "busy". It has some nice amenities, and of course, it has Lake Wallenpaupack and the ever-beautiful Pocono woods, abundant with wildlife.

Indian Rocks Association was founded in 1955, and currently has approximately 400 (+/-) homes, and around 100 or so full time residents.

In the heart of Indian Rocks you will find an in ground swimming pool, an in ground wading pool for the kids, an impressive playground, and tennis courts.

Most of the roads are paved, and on the whole, it is a nice, unpretentious, quiet community offering fairly easy access to Lake Wallenpaupack. A nice feature is community central water (but each site has septic, not central sewer!).

Homeowner dues are approximately $509 per year as of 2007. (Subject to change!)

SEARCH HOMES FOR SALE IN INDIAN ROCKS, usually ranging in price from just under $100,000 to a little over $400,000.

Also, there are building lots available, so you can start your own home from scratch.

Lake Wallenpaupack Memory Building Night

campfireTonight, I took a break from real estate, and my family & I went to visit our friends who have a lake front cabin on Lake Wallenpaupack, in Sunny Point.  We do this every July when they come up from Lancaster to spend time at "The Cabin."  Often, this is the only time we see them.  We used to be able to see the fireworks from their dock, but not anymore.  That was sad, but now we get to celebrate The Fourth twice; once with the fireworks, and one on another night at The Cabin.

I have a 15 year (or so) history of memories at this cabin.  Glenn, my husband, took me there with him a few times before we were married to visit his friends, who are now my beloved friends.

I remember "Grandad" Havard Cornog, one of my favorite people, a perfect gentleman, and the original owner of this cabin.  He told me that if I wanted to get Glenn to marry me, I had to be demure, drop my hankie and act all shy when he picks it up.  He gave me wonderful advice.  Mr. Cornog has gone to heaven now, but the memories of sitting on the patio with him and the family, the smell of wood smoke from the fireplace, the sound of the waves...priceless.

As the years passed, our July outings grew to mean more and more to me, and to our children.  The memories are priceless.  Ooops, we forgot our swim suits...no matter, kids, go ahead, just jump in off the dock.  Your clothes will get dry, we have towels in the car, the night is warm and humid.

Into the lake they went, splashing, yelling, hollering, with Paula playing the pied piper and taking them in the rowboat and telling spooky "monster upsetting the boat" stories....Cindi and I talking about home schooling and websites and other fun stuff...

Mmm, s'mores, popcorn, ice cream...cold lemonade.  A very smoky fire, with a delightful smell. 

Fireworks?  Yes!  Tanks, and strobes, and volcanos, sparking and brightening up the darkened street...delighted children dancing in the street with silly grown -ups.  The sound of the lake water splashing in the background.  Fireflies, crickets...dang mosquitoes, you won't ruin tonight!

A little modest cabin, knotty pine interior, tiny kitchen, screened porch...and priceless memories. Thank you to Gail, Paula, Cindi, & Terri (and your families) for making us welcome yet again.  We love the lake, we love the cabin in Sunny Point...and we love you.

Google Map: Lake Wallenpaupack & Etc!

I just finished a custom Google Map of Lake Wallenpaupack, "pinpointing" many (if not most) of the home ownerLake Wallenpaupack associations that are on Lake Wallenpaupack.

Lake Wallenpaupack is an interestingly shaped lake, with many, many, MANY "nooks and crannies" and "coves" and "peninsulas" shaping its 52 miles of shoreline- it is very easy to become disoriented and confused when looking for real estate for sale around the lake.

 

DISCLAIMER:  Please be aware that these communities are private and may have posted signs forbidding thru-traffic!  Unless you are accompanied by an agent to see a property, or are invited by a home owner, you may be considered to be trespassing.

Fawn Lake Forest - this map has been zoomed so that you can see where this Pike County community is compared to key places in New York City (Lincoln, Holland Tunnel, Tappan Zee, GWB, etc). Masthope is a similar community, right near Fawn Lake. (They both share Lake Westcolang, a power boat lake).
